Condo complex for Simpson Bay ~ Some residents not happy ~

PHILIPSBURG - A decision made by the Executive Council to sell three plots of domain land in Simpson Bay to Tradewinds Development Corporation NV is not sitting well with some residents of the area who are furious.
The decision was made late 2005 and on learning that the plots had been sold for the condo development, some fishermen in Simpson Bay have expressed their displeasure, contending that they had been promised the land for fishing purposes.
The three lots 118/1972, 20/1974 and 42/1981 are located next to the BBW bagging plant and, according to a letter sent by the developers to the Executive Council on February 22, 2005, “It is our intention to invest in developing small upscale condominiums for the purpose of marketing them to our visitors and local population alike.”
A source knowledgeable about the project told The Daily Herald the company Tradewinds Development had been established in 2005, with no real estate activity before or after it obtained the land, and was now non-active. The source also contended that construction had not yet started because of a lack of investors.
Commissioner Louie Laveist said he was aware of the matter and that he stood firmly behind the Executive Council and its decision in granting the sale of the plots to a local person.
Laveist suggested that anyone having any concerns about the legality of the sale of land should take the matter to the office of the Prosecutor. He said it was pleasing to see that a local person had for once been sold land in Simpson Bay.
A letter signed by Tradewinds Managing Director Nigel A. Leslie stated, “The developers comprise Dutch Antillean and American nationals (who) are hereby approaching Government to grant the above-mentioned parcel of land. We are convinced that once receiving the necessary approval we will be able to proceed with this project. A prompt approval will only reinforce the other areas of the project.”
According to residents in the area, government has reneged on several promises to give land to fishermen in that area for their use in recognition of “fishing being our bread and butter.”
Simpson Bay is believed by many to be very congested and there is growing concern about the difficulty of movement of vehicles in that area during the day. Some residents now contend that with the proposed construction of yet another condominium, the situation will only get worse.
“Soon we will have to travel to town and even in Simpson Bay with our fishing boat,” said one resident, who opted to remain anonymous.
According to the source, the architectural work for the project is being done by Paul Klimenko, but several attempts to contact Klimenko at his French-side address were unsuccessful. (Alfred Harley)
