Cala de Dorado to have boutique hotel

DORADO - Construction of the exclusive Cala de Dorado at the Hyatt Dorado Beach Resort & Country Club, which will include a luxury hotel with 50 to 75 rooms, 360 housing units, and a marina, could get under way in 2006 after public hearings early next year.

“We have completed the first phase of the permit process, submitting our proposal for the 36-acre project, and now are reviewing the comments by regulatory agencies and groups either for or against the development,” said Federico Stubbe, president of Resort Homes at Dorado Beach S.E. and developer of the project.

Early next year, the Planning Board and Environmental Quality Board will hold public hearings on the project. When construction starts will depend on how quickly the government agencies complete the regulatory process, Stubbe said.

“The concept we have [for Cala de Dorado] is that of a European seaside village, albeit with all the advantages of being in a U.S. jurisdiction,” said Stubbe, who noted the project’s design is constantly being revised. In fact, the blueprint is now in its 38th version.

Stubbe expects to have the master plan ready in 2005. The property will be developed at his usual tempo. “We construct 30 houses annually at Dorado Beach East,” he said.

“Our organization is strongly committed to making Dorado Beach one of the best resorts in the world where people will find happiness, whether they live here or are just visiting,” said Stubbe, who yearns to re-create the allure of the resort when it was originally developed by Laurance Rockefeller. In the 1950s, world figures, top business leaders, and socialites regularly visited Dorado Beach.

“Casa de Campo in the Dominican Republic and Marina Los Sueños in Costa Rica are two beautiful, high-end resorts with which Puerto Rico must be able to compete,” said Stubbe.

Stubbe is also developing Cliffside Point, a 25-acre oceanfront property at the former Hyatt Regency Cerromar Beach Resort & Casino, which has been converted into a timeshare property. The project is in the planning stage and hasn’t been submitted to regulatory agencies.

“We have to wait until Hyatt concludes its plans for Cerromar before we can begin ours,” he said.
